Chief Executive Officer
Kevin is the Founder and Managing Partner of Pendulum Property Partners. His daily oversight of the firm’s investment and asset management activities ranges from setting larger strategic objectives to tactical implementation of any given project.
Kevin has closed over $1 billion of commercial real estate property transactions. This achievement required him to identify and close on opportunities, including structuring joint-venture agreements with institutional partners. He takes a ‘hands-on” approach by working on each asset from acquisition through disposition to ensure best execution.
Prior to founding Pendulum Property Partners, Kevin opened Lincoln Property Company’s (LPC) Orange County and San Diego offices, and oversaw all operations including acquisitions, dispositions, asset management, property management and development. The third-party asset and property management platform added over $1.5 billion of property during his more than eight years running the region for LPC.
Kevin offers a true end-user perspective combined with deep market knowledge and a fundamental understanding of tenant demand. His background in leasing informs his investments and operations approach. His more than 14 years in commercial real estate began at the Irvine Company in office leasing, prior to spending four years in tenant representation at Cresa Partners.
Notably, Kevin and his family are active volunteers for Safe Families for Children. Kevin held a Board Member position with NAIOP for 2014 and 2015 and also served as a Board Member for Think Together from 2005 to 2015.
Brian Walker spearheads acquisitions for Pendulum Property Partners. In this capacity, Brian’s primary responsibilities include sourcing, evaluating, structuring and closing investment opportunities.
Brian has 16 years of experience in commercial real estate investment, development and portfolio management and has closed over $3 billion of commercial real estate transactions since he began his career in 2000. This includes investing in all primary asset types in major markets throughout the United States.
Prior to joining Pendulum, Brian was the Founder and Managing Partner of Lotus Real Estate Partners, an Orange County based investment and development firm that pursues value-add real estate investments alongside institutional equity partners. Brian’s responsibilities focused on sourcing acquisition opportunities and overseeing all aspects of the investment process including asset management, construction oversight and dispositions.
Brian has also held leadership roles at premier real estate investment and development companies including Clarion Partners, Taconic Investment Partners and CT Realty Investors.
Brian graduated from Providence College where he earned a Bachelor of Science degree in Finance.
Partner, Orange County/San Diego
Bryan directly supports Pendulum’s acquisition and asset management activities through financial analysis and underwriting.
Prior to joining Pendulum, Bryan graduated from the University of Southern California’s Master of Real Estate Development (MRED) program, where he won several awards for his participation in NAIOP SoCal’s Real Estate Challenge as well as USC’s DJ Moore Award for Exceptional Professional Promise.
Before returning to school, Bryan was an Assistant Vice President with Comerica Bank’s Real Estate Finance group in Los Angeles, where he was responsible for originating commercial real estate debt while managing a portfolio of outstanding construction, bridge, and acquisition loans. During his time with the bank, Bryan originated $197 million of new debt to real estate operators/developers throughout Southern California in each of the primary asset classes.
Bryan graduated from the University of Arizona’s Eller College of Management with a BSBA in Finance, and he is co-chairman of the Partnership Forum committee for ULI-LA’s Young Leaders Group.
Partner, Los Angeles
Daniel Wagman oversees the Los Angeles region for Pendulum Property Partners. His primary responsibilities include the acquisition, asset management, and disposition of all investments within the region.
Prior to joining Pendulum, Daniel served as Vice President of US Office Investments for Brookfield Property Group. He oversaw all aspects of the investment process including sourcing, executing, and disposing of individual asset, portfolio, and M&A deals for Brookfield’s various strategies. Daniel successfully closed over $4 billion of transactions while at Brookfield.
Daniel started his career at Eastdil Secured in San Francisco focusing on West Coast investment sales on behalf of the industry’s largest REITs, private equity funds, and operators. He primarily focused on valuing, marketing, and closing office, retail, and hotel opportunities.
Daniel received his MBA from Columbia Business School with a focus on real estate finance and graduated from Dartmouth College with a BA.
Executive Vice President
Joe oversees asset management, development, and acquisition for Pendulum’s San Diego division. Joe brings nearly 30 years of commercial real estate expertise to Pendulum.
From 2003 to 2018 Joe oversaw development, leasing, marketing and asset management of 350-acre former Naval Training Center, now known as Liberty Station, a mixed-use community in San Diego. He deployed expertise in marketing, office and retail leasing, lender and equity partner interface, adaptive reuse of historic buildings, office, hotel and retail development.
Having earned the MAI designation from the Appraisal Institute, Joe spent the first 13 years of his career involved in complex valuation assignments including: office; retail; hotel; apartment, vacant land of varying property types, eminent domain; and expert witness testimony.
Joe graduated from California State University, Northridge earning a Bachelor of Science degree in Business Administration with a concentration in Finance and Real Estate. In his free time, Joe enjoys motorcycling and snow skiing.
Joe is a veteran of the United States Marine Corps and honorably served for 12 years.
Senior Property Manager
Mindi has over 15 years of full-service commercial real estate experience. In addition to management, her involvement in various aspects of commercial real estate investment includes acquisition and disposition, commercial and ground lease negotiations, loan refinancing, and capital and tenant improvement construction supervision.
Mindi has managed a diverse portfolio of retail, office and industrial properties in San Diego exceeding 1.5 million square feet.
Mindi is a Certified Property Manager, currently serves as IREM San Diego Chapter’s V.P. of Finance and is recently elected by the chapter as Senior Vice President/ Corporate Secretary for the year 2020. In 2018, she was awarded CPM of the year and was the recipient of IREM’s Past President’s Scholarship. She holds a real estate salesperson license.
Mindi values time with her family and enjoys traveling with her husband and her two daughters.
Dan Chau is a Staff Accountant for JBC, Peter’s Landing and Stadium Crossings. Dan began his career as an Accounting Assistant at Davis Property Partners where he eventually acquired experience as Staff Accountant.
Dan graduated in 2017 from California State University, Fullerton earning a Bachelor degree in Business Administration with concentration in Accounting. Dan was a member of the Accounting Society during his time at CSUF and volunteered at UCI hospital in the Cancer Center during summer of 2015.
Dan is also fluent in Spanish and French. His hobbies include traveling and playing soccer.
Andy supports acquisition and asset management assignments for Pendulum Property Partners through financial underwriting and strategic analysis.
Prior to joining Pendulum, Andy worked for the Olson Company, a prominent home builder in Southern California, where he was a land acquisition specialist responsible for underwriting and sourcing land development projects. During his tenure, he helped the firm source and delivered over 300 units.
Andy began his real estate career with NAI Capital where he started as a retail broker representing landlords with leasing and asset management functions. Graduating from the University of Southern California Andy holds a Master’s in Real Estate Development, a Bachelor’s in Business Administration, as well as a certification in real estate development through the Ross Program. Growing up in a diverse community, Andy is also fluent in Mandarin and Cantonese.
Executive Assistant/Marketing Coordinator
Sydney got her start at Pendulum working as the Property Administrator at One Pacific Plaza in 2019. She was then moved to the position of Executive Assistant and Marking Coordinator in 2020 where she assists not only the CEO and the President of the company, but the whole office in day-to-day operations.
Prior to joining Pendulum, Sydney received her Bachelor of Arts in Psychology and Social Behavior from the University of California, Irvine, where she earned Cum Laude graduate honors.
Sydney grew up in Newport Beach and enjoys baking, reading a good book, going to the beach and spending time with friends, family, and her dogs.
Assistant Property Manager
Patricia Flores is an Assistant Property Manager who supports One Pacific Plaza, a 400,598 square foot office, 50 tenant portfolio in Huntington Beach.
Patricia brings 19 years of diversified experience in the field of commercial real estate and property management.
Patricia’s responsibilities include managing tenant relations, overseeing vendor activities, property operations, contract bidding and capital improvements, recommendations and implementation. Additionally, she assists in preparation of the annual budgets, annual CAM reconciliations and monthly financial reporting.
Prior to her current assignment, Patricia served as Assistant Property Manager for an Orange County based firm overseeing a portfolio 571,000 square feet of office with 148 tenant portfolio throughout Orange and San Diego Counties.
In 2002, Patricia’s team was awarded the Orange County Toby Award for Outstanding Renovated Building of the Year. Additionally in 2014 her team received the Outstanding Industrial Building of the Year award and was the 2015 Pacific Southwest Region Winner, Industrial Building of the Year.
Patricia has been a member of BOMA for the past 18 years and has completed BOMA Foundations of Real Estate Management and BOMA Building Energy Efficiency Programs.
Patricia has a valid California Real Estate Salesperson License.
Ehsan Hafezi is the Corporate Accountant for Pendulum Property Partners. He maintains the corporate entities’ books and performs monthly reporting.
Ehsan holds a Master’s degree in business administration from Iran, his home country, and his second master’s in accountancy from California State University, Los Angeles.
His business background started with insurance agency he held for more than 7 years in which he managed more than 3,000 policies for nearly 500 clients.
He next moved to the distribution industry by joining Daya Group, a sole distributor of Proctor and Gamble products in the nation. At his progressive career growth, Ehsan accomplished numerous of his goals while overseeing 6 branches in 13 provinces in his territories. He worked as a district manager for 5 out of 7 years being with the company.
After graduating from Cal State LA, he interned at PWC in state and local tax services and started his 4 year experience of commercial real estate accounting at Colony Capital Inc, a global real estate investment company with 20 locations worldwide and over $50B assets under management. He helped his team with managing over 140 general partner entities and streamlining capital activities between the funds and the partners.
Daria Jackson supports the property management team for Peter’s Landing and Stadium Crossings. In her property management role, she facilitates day-to-day management functions, including vendor and tenant correspondence.
Prior to joining the Pendulum family, Daria worked in a number of administrative and customer support roles while completing her studies at the University of Redlands. Her exceptional knack for customer service vendors stands out in every interaction she has within our office and in working with Pendulum’s tenants, investors and vendors.
An avid supporter of community service and outreach, Daria is also a leading force in developing a company culture that continuously seeks ways to give back to the communities in which Pendulum operates. In her free time she enjoys cooking, going to the beach, and staying active.
Director of Operations
Ursula Kubasco brings over 10 years of financial and commercial property management experience to Pendulum Property Partners. As a Property Manager with a portfolio of over 1 million square feet, Ursula was successful at transforming underperforming assets into profitable properties. She gained most of her experience in the financial side of the business while managing the financial reporting of approximately $1 billion of assets in over 5 million square feet of multi-state assets.
Ursula started her career managing a 1 million square foot office, retail and industrial portfolio. She was responsible for the operations, the financial reporting as well as the capital and tenant improvements of the portfolio. Ursula received her BS in Business Administration from San Francisco State University, holds her California Real Estate license and is a CPM candidate.
Alyssa Mendez supports both Axis Campus and Jamboree Business Center properties as the Property Administrator. She graduated in 2019 from California State University, Long Beach receiving a Bachelor’s degree in Liberal Arts. Having more than 8 years of customer service experience and exceptional interpersonal skills, she enjoys working with a team to achieve customer success.
Prior to joining Pendulum, Alyssa was previously employed by the Irvine Company as a guest services lead, which ignited her interest in the property management industry. There she successfully executed many projects using her leadership skills to achieve team goals, while reflecting the culture of the company. As an ambassador for the Irvine Company Care Committee, she organized volunteer events to give back to the local community.
On her days off, she enjoys going to concerts, gardening, and spending time with her family.
Associate - Asset Management
Marisa directly supports Pendulum’s Orange County portfolio in an asset management capacity by providing direct oversight of day-to-day operations and helping make portfolio-level leasing, reinvestment, and operational decisions to maximize asset values.
Prior to joining Pendulum, Marisa received her Bachelor of Science in Finance from San Diego State University, where she earned Cum Laude graduate honors and participated in the 2016 NAIOP University Challenge.
After graduating, Marisa accepted an Analyst position on the Strategic Planning and Analysis team at Irvine Company, where she performed transactional analytics and valuation underwriting. During her four years with Irvine Company, Marisa worked directly with the Office, Retail, and Corporate operating divisions to support strategic capital investment decisions.
Marisa grew up in Orange County and, in her spare time, enjoys reading a good book at the beach and spending time with her friends and family.
Nina Nooteboom is a Property Administrator who works with Pendulum Property Partners to co-ordinate the rental of investment property and real estate on behalf of property and strata property owners. In the summer of 2017 her career in real estate was kick started from an internship in Nipomo California working under a Residential Broker. From there she switched her major from Accounting to Business Administration with an Emphasis in Real Estate, Joined Chapman Real Estate Association and attended many real estate networking events such as BOMA to get her foot in the door.
Nina knows it takes a positive attitude and the ability to work under pressure to succeed. With excellent communication skills and a hardworking malleable personality Nina has continued to work hard toward company goals. Having played competitive sports for twelve years she understands the importance of working as a team and has transferred those skills toward making strong professional relationships with Co-workers.
Nina is trained in using systems such as Argus, Yardi and Angus Anywhere. She is also in the middle of getting her Real Estate License and has Certificates of California Real Estate Practice, Legal Aspects, and Principles. Eger to continue to educate herself she has enrolled in classes provided by Angus Anywhere and Yardi in order to call herself more of an expert in the subjects.
A graduate of 2020, Nina holds a Bachelor of Science in Business Administration with an emphasis in Real Estate from Chapman University.
In her spare time, she enjoys observing the stock market and making investment decisions as well as finding other streams of income like dog boarding, cake decorating, selling her art and softball lessons.
Director of Property & Construction Management
Courtney Parks brings 18 years of a valuable mix of property and construction management experience to the Pendulum Partners.
Prior to joining Pendulum Partners, Courtney served as Director of Property/Construction Management for Lincoln Property Company in Orange County. Courtney led Lincoln’s staff of property managers as well as all construction projects for LPC’s Orange County portfolio, consisting of 4.6 million square feet.
Courtney gained significant experience in the construction industry as a project manager for Bacchus Development as a project manager. While with Bacchus she built three ground up developments totaling of 1 million square feet, and managed all corresponding tenant improvements. Post completion she led the implementation of a property management platform for the portfolio of privately held assets. It was there that Courtney discovered the value of melding two seemingly independent fields into one broad area of expertise.
Before focusing on ground up development Courtney spent over 2 years as a Construction Manager for Equity Office Properties Trust. Courtney oversaw all tenant improvement and capital project construction for EOP’s Orange County portfolio consisting of 2.5 million square feet of class “A” office.
Courtney began her career in the property management industry where she managed a 1.2 million square foot mixed-use commercial portfolio for Dolphin Partners, Inc, a privately held real estate development group in Southern California.
Courtney is a loyal supporter of her alma mater, Oklahoma State University. She lives in Costa Mesa, California and has the loving support of her husband and son.
Senior Property Manager
Sherri Saldana is the Senior Property Manager for Pendulum’s Huntington Beach office. In her role, Sherri oversees the management and operations of One Pacific Plaza, a premier Class A office campus.
Sherri has more than 20 years of full-service, commercial real estate management experience with office, retail and industrial properties. She honed her skills at Majestic Realty Co., Coreland Companies and nationally recognized CBRE, Inc. where she was responsible for 2 million square feet of medical office buildings, imaging centers and surgical centers.
Sherri has both a BS in Business Management and an MBA, holds a California Department of Real Estate Salesperson License and is a member of the Institute of Real Estate Management (and a candidate for their CPM® designation).
Sherri has a heart for charitable activities benefiting disadvantaged women, children and the elderly. She also enjoys spending valuable time with family, going to the beach and traveling.
Assistant Property Manager
Joanne Santamaria is an Assistant Property Manager for Axis and JBC. In her role, Joanne is the first contact for tenants, vendors, and other property staff. Joanne is known for excellent customer service and operations support. Prior to coming onboard with Pendulum, Joanne worked for First Team Real Estate as an administrative assistant. Her more than 7 years of experience in customer service shows in every interaction. Joanne is an animal lover with two dogs and one cat. Her hobbies include running and staying active.
Senior Property Manager
Leslie Tague provides retail and office operating expertise as a Senior Property Manager at Pendulum Property Partners. She has over 20 years of Commercial Real Estate experience ranging from lease administration to property management though extraordinary value-add redevelopment.
Leslie began her career with Trammell Crow Company during the development of The Shops at Park Place, later working as Lease Administrator for a retail portfolio consisting of 25 shopping centers throughout Southern California. At Bixby Land Company she assisted in managing over 1 million square feet of Class A office properties. Most recently Leslie worked for Lincoln Property Company managing a mixed-use portfolio of Office, Industrial, and Retail. Leslie was a key member of the team that completed the renovations of TRADE Food Hall and Marketplace, the winner of the 2017 CREW OC Spire Award for Outstanding Building Renovation.
Leslie enjoys spending time with her 3 teenage children and enjoying the beautiful Southern California weather.
Mary Beth Volpini
As a portfolio manager for Pendulum, Mary Beth oversees operations for a portfolio of over 564,000 SF of commercial and retail space in Orange County, CA. Mary Beth brings valuable property and project management experience to Pendulum.
Mary Beth began her career at as an Assistant Property Manager with Davis Partners. As a Real Estate Manager at CBRE she managed over 750k SF of Class-A commercial office buildings. As a Property Manager at Newmark Knight Frank, Mary Beth managed Class-A office projects in Lake Forest and Newport Beach. Mary Beth holds a real estate license in the State of California and has received her RPA designation. She is also a Certified Interior Designer in California and New York.
Mary Beth attended Parson School of Design where she received a Bachelor of Fine Arts in Environmental & Interior Design. In her free time she enjoys mixed media painting and country line dancing.
Christy is an integral part of the property management teams for Pendulum at Stonecrest, a 327,048 SF Class A office project. In her property management role, she facilitates day-to-day management functions for Pendulum’s portfolio-level property manager, including vendor and tenant correspondence.
Originally from Northern California, Christy moved to Los Angeles to attend FIDM studying Beauty Industry Merchandising and Marketing as well as Business Administration before moving to San Diego.
Christy’s passion for real estate began co-working for an executive suite operator. Her skill set grew along with her role beginning as an Administrative Assistant, ultimately serving as a General Manager overseeing multiple locations. Christy was responsible negotiating new leases, accounts receivable, and the operations of her centers.
Christy loves to travel, enjoys being outdoors in sunny San Diego and loves to spend time with her dog and cat.
