Kevin Hayes

Managing Partner


Kevin is the Founder and Managing Partner of Pendulum Property Partners. His daily oversight of the firm’s investment and asset management activities ranges from setting larger strategic objectives to tactical implementation of any given project.

Kevin has closed over $1 billion of commercial real estate property transactions. This achievement required him to identify and close on opportunities, including structuring joint-venture agreements with institutional partners. He takes a ‘hands-on” approach by working on each asset from acquisition through disposition to ensure best execution.

Prior to founding Pendulum Property Partners, Kevin opened Lincoln Property Company’s (LPC) Orange County and San Diego offices, and oversaw all operations including acquisitions, dispositions, asset management, property management and development. The third-party asset and property management platform added over $1.5 billion of property during his more than eight years running the region for LPC.

Kevin offers a true end-user perspective combined with deep market knowledge and a fundamental understanding of tenant demand. His background in leasing informs his investments and operations approach. His more than 14 years in commercial real estate began at the Irvine Company in office leasing, prior to spending four years in tenant representation at Cresa Partners.

Notably, Kevin and his family are active volunteers for Safe Families for Children. Kevin held a Board Member position with NAIOP for 2014 and 2015 and also served as a Board Member for Think Together from 2005 to 2015.

Brian Walker


Brian Walker

Brian Walker spearheads acquisitions for Pendulum Property Partners.  In this capacity, Brian’s primary responsibilities include sourcing, evaluating, structuring and closing investment opportunities.

Brian has 16 years of experience in commercial real estate investment, development and portfolio management and has closed over $3 billion of commercial real estate transactions since he began his career in 2000.  This includes investing in all primary asset types in major markets throughout the United States.

Prior to joining Pendulum, Brian was the Founder and Managing Partner of Lotus Real Estate Partners, an Orange County based investment and development firm that pursues value-add real estate investments alongside institutional equity partners.  Brian’s responsibilities focused on sourcing acquisition opportunities and overseeing all aspects of the investment process including asset management, construction oversight and dispositions.

Brian has also held leadership roles at premier real estate investment and development companies including Clarion Partners, Taconic Investment Partners and CT Realty Investors.

Brian graduated from Providence College where he earned a Bachelor of Science degree in Finance.

Courtney Parks

Director of Property & Construction Management

Courtney Parks

Courtney Parks brings 18 years of a valuable mix of property and construction management experience to the Pendulum Partners.

Prior to joining Pendulum Partners, Courtney served as Director of Property/Construction Management for Lincoln Property Company in Orange County. Courtney led Lincoln’s staff of property managers as well as all construction projects for LPC’s Orange County portfolio, consisting of 4.6 million square feet.

Courtney gained significant experience in the construction industry as a project manager for Bacchus Development as a project manager. While with Bacchus she built three ground up developments totaling of 1 million square feet, and managed all corresponding tenant improvements. Post completion she led the implementation of a property management platform for the portfolio of privately held assets.  It was there that Courtney discovered the value of melding two seemingly independent fields into one broad area of expertise.

Before focusing on ground up development Courtney spent over 2 years as a Construction Manager for Equity Office Properties Trust.  Courtney oversaw all tenant improvement and capital project construction for EOP’s Orange County portfolio consisting of 2.5 million square feet of class “A” office.

Courtney began her career in the property management industry where she managed a 1.2 million square foot mixed-use commercial portfolio for Dolphin Partners, Inc, a privately held real estate development group in Southern California.

Courtney is a loyal supporter of her alma mater, Oklahoma State University. She lives in Costa Mesa, California and has the loving support of her husband and son.

Bryan Russell

Senior Associate – Acquisitions & Finance

Bryan directly supports Pendulum’s acquisition and asset management activities through financial analysis and underwriting.

Prior to joining Pendulum, Bryan graduated from the University of Southern California’s Master of Real Estate Development (MRED) program, where he won several awards for his participation in NAIOP SoCal’s Real Estate Challenge as well as USC’s DJ Moore Award for Exceptional Professional Promise.

Before returning to school, Bryan was an Assistant Vice President with Comerica Bank’s Real Estate Finance group in Los Angeles, where he was responsible for originating commercial real estate debt while managing a portfolio of outstanding construction, bridge, and acquisition loans.  During his time with the bank, Bryan originated $197 million of new debt to real estate operators/developers throughout Southern California in each of the primary asset classes.

Bryan graduated from the University of Arizona’s Eller College of Management with a BSBA in Finance, and he is co-chairman of the Partnership Forum committee for ULI-LA’s Young Leaders Group.

Kevin Jones

Senior Associate - Asset Management

Kevin Jones

Kevin is responsible for carrying out investment objectives and business plan execution for Pendulum’s portfolio.  In his asset management role, he oversees property management, and leasing efforts to ensure the execution of strategic business plans for each property. Kevin also supports Pendulum’s acquisition and disposition processes with market knowledge and property operating expertise.

As an asset manager for American Realty Advisors Kevin ran over $450 million of office and industrial properties in the Pacific Northwest, Washington, DC, and Southern California markets.  His transactional experience is extraordinary working through dispositions of more than 1.5 million square feet of assets totaling over $276 million in value.

His career began in leasing in 2009 as an office leasing and tenant rep broker in the Downtown and Suburban Long Beach markets. He continued to develop his sound leasing fundamentals as an industrial broker for Jones Lang LaSalle on their institutional representation team for the Mid-Counties Los Angeles submarket.

Kevin graduated from the University of Southern California’s Marshall School of Business earning a Bachelor of Science degree in Business Administration with a concentration in Real Estate Development.

Pendulum is proud and thankful for Kevin’s service as an Officer and Army Aviator flying UH-60 Blackhawk helicopters in the California Army National Guard.

Ursula Kubasco

Ursula Kubasco

Ursula Kubasco brings over 10 years of financial and commercial property management experience to Pendulum Property Partners. As a Property Manager with a portfolio of over 1 million square feet, Ursula was successful at transforming underperforming assets into profitable properties.  She gained most of her experience in the financial side of the business while managing the financial reporting of approximately $1 billion of assets in over 5 million square feet of multi-state assets.

Ursula started her career managing a 1 million square foot office, retail and industrial portfolio.  She was responsible for the operations, the financial reporting as well as the capital and tenant improvements of the portfolio. Ursula received her BS in Business Administration from San Francisco State University, holds her California Real Estate license and is a CPM candidate.

Leslie Tague

Senior Property Manager

Leslie Tague

Leslie Tague provides retail and office operating expertise as a Senior Property Manager at Pendulum Property Partners. She has over 20 years of Commercial Real Estate experience ranging from lease administration to property management though extraordinary value-add redevelopment.

Leslie began her career with Trammell Crow Company during the development of The Shops at Park Place, later working as Lease Administrator for a retail portfolio consisting of 25 shopping centers throughout Southern California. At Bixby Land Company she assisted in managing over 1 million square feet of Class A office properties. Most recently Leslie worked for Lincoln Property Company managing a mixed-use portfolio of Office, Industrial, and Retail. Leslie was a key member of the team that completed the renovations of TRADE Food Hall and Marketplace, the winner of the 2017 CREW OC Spire Award for Outstanding Building Renovation.

Leslie enjoys spending time with her 3 teenage children and enjoying the beautiful Southern California weather.

Joanne Santamaria

Joanne Santamaria

Joanne Santamaria is an Assistant Property Manager for Axis.  In her role, Joanne is the first contact for tenants, vendors, and other property staff.  Joanne is known for excellent customer service and operations support.  Prior to coming onboard with Pendulum, Joanne worked for First Team Real Estate as an administrative assistant. Her more than 7 years of experience in customer service shows in every interaction. Joanne is an animal lover with two dogs and one cat. Her hobbies include running and staying active.

Nancy Depraida

Marketing Director

Nancy Depraida

Nancy oversees Pendulum’s marketing strategies. Her role includes direct marketing, social media marketing and advertising, content writing, event coordination, and public relations.

Prior to joining Pendulum, Nancy has managed a variety of social media marketing, brand development, and digital advertising projects with a track record of success. She has thorough knowledge in the research, development, and implementation of marketing strategies as well as experience in graphic design, video, and photography.

Nancy holds a Bachelor of Science in Kinesiology and a Minor in Psychology from the University of Rhode Island. In her free time she enjoys skiing, flying her drone, and enjoying the Southern California weather.

Nichole McLeish

Property Administrator

Nichole McLeish is a Property Administrator for Pendulum Property Partners.  In her role, Nichole is the first contact for tenants, vendors, and other property staff.  Prior to coming onboard with Pendulum, Nichole worked for RSM US LLP as an administrative assistant. Nichole received her Bachelor’s degree in Human Development at Cal State San Marcos.  In her free time she volunteers with hospice care and is an adventure seeker who loves to travel. Nichole's hobbies include anything outdoors and staying active by going to spin classes.

Stephanie Soderberg

Portfolio Manager

Stephanie brings more than 10 years of commercial real estate and property management expertise to Pendulum. As a portfolio manager Stephanie oversees operations for a portfolio of over 600k sq. ft. of commercial and retail space in Orange County. She has thorough knowledge of asset management, strategic planning and budgeting, value-add strategies, finance reporting, and lease administration.

Stephanie began her career at Arden Realty where she managed four assets and exceeded tenant survey NPS and Kingsley benchmark for Property Management and Landlord Recommendation for five consecutive years. Prior to joining Pendulum, Stephanie worked at EQ office properties where she managed a portfolio of over 700k sq. ft. of commercial office space demonstrating a track record of success and obtaining her real estate license in 2015.

In her free time, Stephanie enjoys spending time with her 13-year old son.

Andy Chen

Senior Associate

Andy supports acquisition and asset management assignments for Pendulum Property Partners through financial underwriting and strategic analysis.

Prior to joining Pendulum, Andy worked for the Olson Company, a prominent home builder in Southern California, where he was a land acquisition specialist responsible for underwriting and sourcing land development projects. During his tenure, he helped the firm source and delivered over 300 units.

Andy began his real estate career with NAI Capital where he started as a retail broker representing landlords with leasing and asset management functions. Graduating from the University of Southern California Andy holds a Master’s in Real Estate Development, a Bachelor’s in Business Administration, as well as a certification in real estate development through the Ross Program. Growing up in a diverse community, Andy is also fluent in Mandarin and Cantonese.

Michele Avila

Property Administrator

Coming to us from Security Pacific Real Estate in Sacramento, California, Michele brings to Pendulum Property Partners over a decade of real estate industry experience. Additionally, Michele brings with her detailed organizational and customer service skills and is extremely proficient in Brokerage compliance procedures. Michele supports the property management team including vendor and tenant correspondence to ensure that transactions always run smooth and timely. Growing up in a military family and moving frequently afforded her the opportunity to live in many different places in the United States as well as abroad. She enjoys traveling the world and loves new experiences. She holds a degree in Business Management with an emphasis in Marketing from De La Salle University in the Philippines.
